    Individual Lease
 
Individual Lease requires a Leave & License agreement to be executed between the occupant and the owner of the apartment. This Leave & License agreement has all relevant details pertaining to the lease like rent amount, security deposit, rental period, owner & occupant details, address of the apartment, etc. This document gets registered with the Office of Registrar in presence of the occupant, owner of the apartment and 2 witnesses. All of them are required to carry 2 passport size photographs and a photo identity card like PAN Card, Election ID, Passport, etc.

We provide complete assistance in getting the Leave & License agreement executed & registered with the Office of Registrar. We get the agreement registered by preparing the agreement document, paying stamp duty, getting an appointment from the sub-registrar as per the convenience of clients, getting all formalities completed with sub-registrar, getting the police verification done, etc for which we charge a nominal amount of Rs. 3,000/- each.

The Occupant and Owner of the apartment are simply required to reach the Office of Registrar at an agreed time and we ensure that you don’t have to spend more than an hour’s time to get the agreement executed & registered.

    Company Lease
 
CLA or Company Lease Accommodation is an apartment provided by the Company for their employees to reside for a particular period. The leave and license agreements are signed between the Owner of the Apartment and the Company. The employee is a mere occupant of the apartment and the Company is liable for any default, damage or any breach of the terms and conditions which are usually outlined in the Leave and License Agreements.

CLA is the most commonly used term by Corporate and Multinational Companies who have policies to provide the Employees Housing.

Some Property Owners feel more secured & comfortable with Company Lease Agreements over Individual Lease as in Mumbai lot of employees come from out-station and they leave the apartment on a very short notice. These Owners are less hassled and worried while doing Company Lease; however these companies deduct TDS (Tax Deduction at Source) from the rental amount.
